Buying a home is an exciting process.  With all of our buyers, we take a patient and systematic approach to finding the home that compliments your needs, fits your budget, and provides long term security and value for your family.  By developing and following a customized plan, you can anticipate the challenges and move more efficiently towards getting the keys to your new property.   We broke the buying process down into 9 parts as explained below.


The process starts by identifying your purchasing needs and goals, as well as learning about you and how you spend your time. We discuss how you want your house to fit into your lifestyle, your immediate as well as long term needs, and your budget for your home.

Confidential Mortgage Planning

Instead of turning you over to a mortgage lender to fend for yourself, we will walk you through the necessary steps to get approved for a loan and what you need to be ready. When you sit down with your mortgage lender, you will be prepared to navigate the approval process without unexpected surprises. At the end of this process, you should have a solid understanding of your funding timeline and what expenses to expect while you are in escrow.

Search Plan

Once you have been approved for a loan we will deliver a real estate search action plan to find the property you desire. This plan will provide the backbone for the search process to keep you on target. Your plan will include details including a budget analysis, desired home details, targeted locations, drive-time analysis, neighborhood pricing profile, school profile, and price history.


Once you have determined your wish list, we’ll jump in the car and take a look at a wide variety of options. At the end of the tour, you should have a good idea of what to expect from different neighborhoods and homes that fit your budget. This is also a great time to get to know one another.


Your home search may evolve as the market changes or your desires are refined. With consistent communication and utilizing our market knowledge, your plan will be adapted to meet your goals.

Offer Strategy

Too many times buyers are swept up in the hustle of a bidding war and end up paying more than they planned or buying a house that doesn’t meet their needs. You will receive a detailed property profile and analysis for each property you are considering. By developing an offer strategy with your budget in mind, you will enter the negotiating process with the confidence that you are acting on plan and not reacting to emotional impulses.
